1.Meet For a Chat

Meeting early in the process is key to making your project a success. This allows for us to understand your vision and allows us to bring fresh ideas to your design while keeping everything within your budget and avoiding delays in getting your project priced.

2.Preliminary contract

Our preliminary contract is a mutual commitment that shows you're serious about having O’Brien Homes build or renovate your home. This allows us to move forward with pricing your project accurately, as we take a detailed approach to gather precise quotes and estimates. Please note, depending on your project's complexity and size, there may be a fee associated with this thorough service.

3.Preliminary work

We proceed with any necessary preliminary tasks before the building contract begins including any reports that need to be acquired and contacting suppliers. This phase ensures that we are well-informed and aligned with your requirements as we move forward in the construction process.

4.Working drawings + pricing

Once your architect submits the working drawings to the council, we swiftly begin the process of pricing your project. We offer two pricing options: either a ‘Cost + Margin’ or a ‘Fixed Price’ contract, both certified by New Zealand Certified Builders.

Our package includes:

  • A detailed quote

  • Scope of works

  • Itemised materials schedule

  • Payment schedule

  • Detailed job schedule

The pricing process typically takes about 3-5 weeks, depending on the complexity of your project. It's important to note that our initial pricing is based on the architect’s plans. This approach ensures transparency and gives you a clear understanding of potential expenses.

5.Signing your contract

Once we have finalised your design and pricing we will draft the final contract.

Your package includes:

  • An online interactive project timeline

  • Links to your plans and specs on the fly

  • Weekly project updates

  • Monthly estimate tracking sheets

  • Copies of your contract and guarantees


6.Payments throughout the build

In your building contract, you'll discover our standard 14-day payment terms. To streamline the process, we issue invoices weekly, covering all completed work from the previous week. You can expect to receive your weekly invoice by Friday each week. Our aim is to facilitate a seamless and efficient payment experience, promoting transparency and clarity in all financial dealings.

7. Owner Supplied Goods

Please feel free to take advantage of any great deals you find. Just remember, if you choose to supply certain items that were originally included in your fixed price offer, we'll need to make a variation to the agreement.
